Fairhope is one of those places people visit once and start looking at homes before they leave town. Walkable downtown, bay views, great restaurants, and a community that feels like it was built for people who actually care where they live.

 

New construction here tends to go fast. DR Horton, Truland, and local custom builders are active in the area — and the good deals don't sit long. Price points range from the mid $300s to $600s+ depending on community and lot size.

What are the best new construction neighborhoods in Fairhope? Active new construction neighborhoods right now include Cottonwood Estates, Old Battles Village, and Overland. Cottonwood Estates is a solid mid-range DR Horton community, Old Battles Village is higher-end in the $500s and $600s, and Overland is a smaller community with entry points around $300,000.

 

How are Fairhope schools? Fairhope falls within the Baldwin County School District. Fairhope Elementary, Fairhope Middle, and Fairhope High School are all strong schools and a consistent draw for families relocating to the area. School zones vary by neighborhood so I always verify assignments before buyers commit.

Is Fairhope walkable? Downtown Fairhope is genuinely walkable — restaurants, shops, a farmers market, and bayfront parks all within easy reach. Most new construction communities are a 5–10 minute drive from downtown, not walking distance, but close enough that you're never far from it.

How far is Fairhope from Mobile? Fairhope is about 20–25 minutes from downtown Mobile via Highway 98 or cutting over to I-10 through Daphne. Most Fairhope buyers are remote workers, retirees, or people who moved specifically for the lifestyle — but the commute is manageable for those who do go into Mobile regularly.

Do I need a realtor for new construction in Fairhope? No — you can buy directly from the builder without one. But having your own representation costs you nothing as the buyer. The builder pays my commission. What you get is someone negotiating on your behalf, flagging contract issues, and helping you navigate incentives the on-site rep isn't going to volunteer 

New Construction Neighborhoods in Fairhope, AL

Cottonwood Estates — Active DR Horton community in Fairhope with competitive pricing for the market. Good entry point for buyers who want the Fairhope address and schools without pushing to the top of their budget.

Old Battles Village — Higher-end DR Horton new construction in Fairhope with homes in the $500s and $600s. One of the more premium new construction options in the city for buyers who want newer construction with upscale finishes in a true Fairhope setting.

Overland — A smaller Fairhope community with an accessible entry point around $300,000. Good option for buyers who want into Fairhope without the price tag of some of the larger communities.

Fairhope Falls — DR Horton community off Highway 104 and 181 with serious amenities — two pools, Fish River access, nature trails, fishing pond, and playgrounds. Floor plans starting in the mid $300s up to the $430s+. One of the more lifestyle-focused new construction communities in Fairhope, with a natural setting that sets it apart from most suburban builds.

Harvest Green East — DR Horton community with a new model now open. Homes starting in the low $360s with 4–5 bedroom floor plans. Good entry point into the Fairhope market for buyers who want DR Horton quality with Fairhope schools.

Harvest Green West — DR Horton community with a new model now open. Homes starting in the $450s with 3–4 bedroom floor plans across one and two-story options. Step up in price point from Harvest Green East with larger and more varied floor plans.

Living in Fairhope, AL: Commute & Cost of Living

Commute from Fairhope Fairhope is about 20–25 minutes from downtown Mobile via Highway 98 or cutting over to I-10 through Daphne. It's a manageable commute, but Fairhope buyers tend to be less commute-dependent than buyers in Spanish Fort or Daphne. A large share are remote workers, retirees, or people who specifically moved for the Fairhope lifestyle. If daily Mobile commuting is the top priority, Spanish Fort is worth a look first.
